Yep, happens all the time... I'll take soem photo's tonight if I remember... they also have a habbit of the emerging leaf getting caught undder the radical...

Hi again Louis. Well, to put it shortly, a few years ago now I had saved a deposit and was looking at real estate all over the place and that was pretty much the best I could find for my budget. Yes, I did know there were cycads there - bonus!
